Luxury property websites face a unique tension: high-quality photography is essential for premium positioning, but large images destroy page speed. The client had 300+ properties, each with multiple high-resolution images, and needed them all live — fast.
Additionally, the property inventory needed to update automatically from an external feed without manual intervention. Every new listing had to be imported, images optimised, and published without a developer touching the site.

Luxury buyers expect stunning visuals. But Google penalises slow sites. We solved both — sub-2-second loads with full-resolution imagery through smart optimisation and lazy loading.

Automated Property Import Pipeline
Built a custom WordPress plugin that connects to the property feed, automatically imports new listings, maps data fields to custom post types, and triggers the image processing pipeline — all on a scheduled cron job.
Bulk Image Optimisation System
Every imported image is automatically converted to WebP, resized to multiple breakpoints, and stored with appropriate cache headers. A 4MB property photo becomes a 180kb WebP without visible quality loss.
Luxury Design System
Designed a dark charcoal and gold visual language that communicates premium positioning — full-bleed property photography, elegant typography, and a minimal layout that lets the properties speak for themselves.
Performance Engineering
Implemented critical CSS inlining, deferred JavaScript, server-side caching, and a CDN configuration. The result: sub-2-second load times even on mobile, with 300+ property listings and high-resolution imagery.
Fast Enough for Google, Beautiful Enough for Luxury Buyers
The site achieved sub-2-second load times across all pages — including property detail pages with 15+ high-resolution images. PageSpeed scores improved dramatically from the previous site.
The automated import pipeline means the client's inventory is always up to date without any manual work. New properties appear on the site within minutes of being added to the feed.
